Maximum quantity available reached.

Above: the supersized bat houses at University of FL Gainesville are one of the most well known "condo class" artificial bat roosts in the US.

BCM can provide advisory and/or construction assistance to communities, organizations, and private individuals that are interested in the installation of a large 8'x8'x8' Bat Condo.

This condo can house an estimated 7,000 mother Myotis type bats and their young, probably many more Mexican free-tails. This house is designed to shelter bats that are slowly but surely being excluded from remodeled, old houses in the community. Use of this type of structure has the potential to reduce the problem created when displaced bats seek refuge in other nearby human-occupied houses.

Our Condo design closely follow the pattern laid by Cal Butchkoski (PA Game Commission, Retired) and has the roof extensions which give it a distinctive "conestoga wagon" look. Construction of our Condo occurs in three phases. First the site is carefully selected and the proposed building properly orientated. Meanwhile, much of the Condo's internal structure and select portions of the exterior is fabricated at our wood shop. This includes but is not limited to baffle cluster assembly and roughening, wall baffles, siding vents, trusses, roof extensions, and some framing. The parts are then shipped to the site for assembly and finishing which will take about four or five days, including foundation. Light equipment access to the site (flatbed truck and/or tractor-loader) may be necessary. We can assist your agencies skilled carpenters in assembling the structure, or we can bring in our own team directly on site. In any case BCM can act as an on site consultant with experience and expertise which can turn a week long project into three days. We may also incorporate recent design and assembly tweaks not found in original blueprints.

BCM associates have experience with numerous successful condos operating today in Pennsylvania, Wyoming, California, New York, Texas, and New Hampshire. Contact us with your idea and allow us to help achieve your large-scale bat management goals.

QUESTIONS & ANSWERS

Ask BCM a Question
  • Can I get plans for a bat condo? I have a contractor that will build it on my farm in the NE US.

A bat condo was really designed/intended for little brown bats, southeastern bats, and  Mexican free tail bats. Unfortunately WNS has all but eliminated little brown bats from your area and Mexican free tails & southeasterns  do not live in your area naturally. I cannot recommend a bat “condo” size structure for anywhere in the NE, unless there is a demonstrable colony of a significant size nearby.    Bats today are better served by numerous, smaller structures. These have advantages over a single large structure, one being cost for sure, but there are other biological reasons.    I offer 3 structures that are larger than a typical single bat house, but smaller than a bat “condo”. Depending on how many acres  you have, you might consider a few installations to provide bats with a few options. The 3 structures are:   https://batmanagement.com/products/super-duplex-bat-house   https://batmanagement.com/products/modular-mini-bat-condo-2x2   and   https://batmanagement.com/products/modular-mini-bat-condo-3x3   You would want to select the darker colors and the “northern roof” roof option for optimal solar heating. If you have the luxury of space, I would suggest one structure in full sun and another that is in full sun in the morning, then perhaps some shade in the afterno

  • I live in central Indiana and definitely have the acreage to support a structure this size— the problem is that while it’s next to a wooded area along a creek, it’s also next to a regularly used cornfield and a large solar panel farm is going up around us as well. Is it even safe for bats to install something like this on our property now? I do know bats are here already; they can be seen flying around regularly and a few live in our attic at the moment haha!

I suggest installing several ColonyLodge bat houses on your building immediately next to where the bats are entering/exisitng the attic, etc. I would also try the sunny and also the shady side of the building. -JC

  • Live in Auburn, Indiana and our town has numerous trees, but surprisingly haven't seen a lot of bats. We have a large corner lot and would like to provide something to bring more in. Seen the brown bat a lot in southern indiana. In 2018 saw one resting in pine tree when working with parks department. I know soils department gives money for water gardens and such. What would your suggestion be. Do like idea of bat condo.

You'll want to start small with a few DayLodge or ColonyLodge bat houses installed in a few different locations. One in full sun, aother in full sun in the morning, then shaded in the afternoon. After a colony takes to these bat houses, it is easy to expand.

  • I love the idea for the condo, and would love to possibly build one about half the size. Would it be reasonable to build in Virginia?

A scaled down 8' Bat Condo is a 4' Mini Condo. However we no longer recommend these large structures unless you have a very large colony you are mitigating for. Instead, consider multiple Super Rocket Roosts, 2x2 and 3x3 Modular Mini Condos. It is far better to provide multiple roosts in different locations and give the bats choices, rather than one large roost that is more vulnerable to predators/vandalism/natural disaters. Multiple smaller roosts are far easier to install and much less expensive than the large ones. In VA, we have lost the large colonies of little brown bats over the years, so those large roosts are usually only advised if you are in the range of Mexican free-tail or Southeastern bats (Gulf Coast states in general) We are available to assist with installations if desired, please write sales@batmanagement.com

  • Hello, we would like to develop some bat habitats for an estimated 2000 Myotis type bats that are currently living in the roof our cabin. We would like to tie it into a study using condos made of different building materials ( redwood and cedar?)and data loggers/monitoring equipment to monitor conditions inside of the condos as well as the cabin roof. Is it possible to purchase the design plans so we can build our own Condos out of the different materials? Our goal is to partner with a local university and work with them to develop a long term study to help determine what works best and monitor the health and safety of our bat population.

Bat house materials were studied ~15-25 years ago when Bat Conservation International compiled data from bat houses across the country. I beleive it found no substansial differences from builting materials. Presently we recommend our Super Duplex bat house over a single large bat "condo" type structure. While it's true some bats do like to live together and some congregate into large groups, there are advantages to smaller structures. Smaller but multiple structures allows for predator and parasite avoidance. A Super Duplex can easily be expanded with 2 additional bat houses on the ends, offering space for close to 1000 bats. The posts are substansial enough to add even more structures under the bat houses creating 2 levels. Or, place a second Super Duplex elsewhere nearby to protect against storm damage, predeators, parasites, etc. The Super Duplex is significantly less expensive and easier to install than a Mini Condo and certainly a full side Condo. It is an attractive option to start with the base model Super Duplex and add additional modular roost boxes to it as needed, rather than a much larger investment of a Condo when unsure bats will occupy.

  • I am with the National Park Service at Fort Laramie. We are submitting a funds request for and new 8x8x8 Bat Condo to be installed in 2026. Can you give me and estimate on that installed cost? If you give me today's estimate I can add 4% increase for each year. The one you put i n herein about 1998 I think is working great and has lots of bats in the summer. We just want to make sure we have one here if something happens to that one. I suppose they get old and become unusable eventually. Thank you, Mike Evans Thank you

Hi Mike - I can quote that; but please email jchenger@batmanagement.com as this Q & A feature is for general questions and we can't reply directly to individuals

  • Hi. We re in the process of setting up a 19 acre animal sanctuary in south florida. I’m interested in purchasing a bat condo for our property. Can you let me know availability and any other details? Many thanks in advance.

We do have designs we are rolling out that incorporate modular bat houses in clusters and banks. These are not available on our website yet. When bats are in small groups they may be more secure in smaller, individual compartments. These are easier and less expensive to install than any of the bat condo structures. There are 3 configurations:   Small Modular Bat Condo: Single post support, back-to-back 4 chamber universal bat house, ~420 capacity   Medium Modular Bat Condo: Double post support, four- 4 chamber universal bat houses, ~860 capacity   Large Modular Bat Condo: Double post support, 6- 4 chamber universal bat houses, ~1260 capacity   We also have these configurations using larger Bat Bunker bat houses with significantly increased capacity.

If you do not currently have a bat roost, you may want to start small. Because of the modular design, you can start with a smaller number of bat houses and add later, because the supports will already be there. For example, The Medium version can hold 4 bat houses, but you don’t necessarily need to put all of them on initially, saving some money.    In addition, it is possible to add a lower row of bat houses to the Medium and Large supports, thereby possibly doubling the overall capacity someday if desired.

We have a small office in mid-FL and would be happy to work with you on this project and lend assistance. Please contact jchenger@batmanagement.com for more info on how we may help.

  • Hi! My name is Trace, My husband I are located in the country on 50 acres of field, woods and marsh in the Ottawa Valley. I am wondering if the BCM Bat condo is something that can be used in our area (Ontario, Canada). We have mosquitos beyond mosquitos and we have a haskap farm that we will be opening to the public next year. I am a graphic designer and love how you are showing with info plaques and I would like to do the same. We are all about the environment and animal conservation and want to teach people when they visit our place. I look forward to hearing from you. Cheers, Trace

Hello Tracy - The 8x8 or 4x4 Condos with the closed bottom doors are suitable for northern latitudes and high elevations. You should start with smaller bat houses to be sure you can attract them, but if you already have bats in buildings nearby this would be fair game. We are also working with Merlin Tuttle developing a less expensive "mini bat condo" that addresses a few issues with similar structures and would be suitable all over North America.

  • Can I have plans to build condo there is 90 acre lake less than quarter mile and buddy of mine lives near river less quarter mile. I would like to get into bat management. I'm in missouri was wanting to build giant bat houses harvest guano on top of saving bats I'm less then mile from river lake runs into. So if I could have designs be great

Hello Nick- we don't recommend this kind of structure unless you have Mexican freetails or Southestern bats, neither of which are really in MO. If interested in the plans, search online for "PA Game Commission Bat Condo Plans" and they should pop up. It is a ~30 or so page document. -JC

  • I live in Ridgefield WA. My husband hand made shakes for our siding which has taken a toll because of the number of bats which have roosted all over our house (we all have rabies vaccinations because the bats are important to us). I would like to put up one of your 7k bat condos in another wooded place on our 60 acres. Would that be possible?

Hello- we do not recommend the condo structure unless you are in a Gulf Coast state with Mexican free tails and/or Southeastern bats. You would be better served with a few ColonyLodge bat houses to start out, perhaps one in full sun and another in afternoon shade. Morning sun is critical to any bat house. Some of your bats will immediately move in if placed on the building. Larger variations like the Super Duplex or Modular Condos are built from the ColonyLodge basic design.
